Rental turnovers
Zephyrhills sits east of Wesley Chapel along SR-54 and US-301, about twenty to twenty-five minutes from our base. Rentals turn over often here, and a landlord between tenants needs the same thing every time: a predictable clean that leaves the unit ready to show.
We work through the house in a fixed order. Inside drawers and closets, window sills and tracks, blinds, light fixtures and baseboards come first, then walls are spot-cleaned and every floor is vacuumed and mopped last. Inside the cabinets, fridge and oven are add-ons at $45 each, and landlords often add them for a turnover. Tenants moving out of a Zephyrhills rental can book the same visit. The inspector usually opens the oven, the fridge and the kitchen cabinets before anything else, so those three add-ons are the ones to choose if you are hoping for a clean report. The deposit decision stays with the landlord.

Older houses and smaller homes
Much of Zephyrhills was built between the 1950s and the 1980s. Bathrooms are smaller, tile is often original, some houses have carpet instead of plank, and a few still run window AC units. Original grout takes scrubbing rather than a mop. Window units collect dust on the frame and sill. We plan the time for that instead of using a new-build checklist.
Smaller homes mean lower prices. A house or villa up to 999 sq ft is $220, and 1,000 to 1,499 sq ft is $330. Bedrooms and bathrooms do not change the number; square footage does.
Carpeted rooms are vacuumed thoroughly, edges and corners included. Carpet shampooing is outside the move-out clean, so if your lease requires it, plan for it separately and we will work around that date.
Seasonal homes changing hands
Many homes here are lived in from late fall to spring. When one of them is sold or leaves the family, it may have been closed up for months. Dust settles on every surface, the refrigerator may need a full wipe-out (a $45 add-on), and the bathrooms may need more time than a home in daily use. The empty-home clean covers the dust and the bathrooms.
We also clean in the 55-plus communities and manufactured-home parks around town. If the community has gate or visitor rules, note them in the form.
Owners who live up north part of the year can arrange the clean from a distance. Send the date, square footage and access details in the form or by text. We reply with a price, and you can pay by card, Zelle, Venmo, PayPal, Cash App, check or cash.
A seasonal home that is being sold furnished is a different job, closer to a deep clean than a move-out. Tell us in the form whether the furniture stays and we will quote the right service.
Booking details
Water and power must be on. There is a four-hour minimum, and we do not work on Sundays. Rescheduling is free by the day before; a later cancellation is $50. We cover ZIP codes 33540, 33541 and 33542, including Silverado, Abbott Park and Crystal Springs.

A move-out clean is enough, because it is an empty-home clean that includes dusting every surface, inside drawers and closets, and the floors. Add the fridge interior for $45 if it was left closed.
