What a turnover clean is
When one guest leaves and the next arrives, the home has to be back to a clean, guest-ready state. For us that is a standard clean, sometimes with extras, done between check-out and check-in. The checklist is the same one we use in a family home: kitchen, bathrooms, bedrooms, living areas and floors.
We serve vacation rentals in the same area as our other work: Tampa, Wesley Chapel, Lutz, Land O' Lakes, Zephyrhills, Thonotosassa and San Antonio. Our base is in Wesley Chapel.
What a standard turnover covers
A standard clean covers the parts of the home every guest uses:
- Kitchen: counters, sink, stovetop, outside of appliances, floors
- Bathrooms: toilet, shower and tub, sink, mirrors, floors
- Bedrooms and living areas: dusting, surfaces, vacuum and mop
- Trash emptied
- Beds made on request
When to book a deep clean instead
A standard turnover keeps a rental in shape between guests. It does not reach baseboards, ceiling fans, blinds, window sills and tracks, the inside of the microwave or grout. Those build up across many stays.
Book a deep clean before the first guest, after a long gap with the property closed, or as a periodic reset. The deep clean includes everything in a standard clean plus baseboards, door frames, light switches, ceiling fans, inside the microwave, outside of cabinets, behind and under movable furniture, and scrubbing of grout, tile and fixtures.
Extras that are useful in a rental
These are priced per visit and can be added to any turnover:
- Dishes: $20
- Laundry and folding: $20
- Inside the fridge: $45
- Inside the oven: $45
- Inside cabinets: $45
- Organization: $30
- Interior windows, home up to 2,000 sq ft: $55
- Interior windows, home over 2,000 sq ft: $7 per window with blinds, $5 per window without blinds
- Baseboards on a standard clean: $25 (included in a deep clean)
- Sliding glass doors: $15 per door, both sides
- Ceiling fans on a standard clean: $10 per fan (included in a deep clean)
- Additional bed linen change: $15 per extra bed
- Green cleaning products: no charge
What we do not do
To keep expectations clear, a turnover from Lilly Maids is a cleaning visit. Tell us what the turnover needs and we will confirm what fits into the visit. If you need something specific done with the property's own linens or supplies, tell us when you call and we will say whether it fits into the visit.
We also do not connect to booking platforms or calendars. Scheduling is done directly with us by phone or text.
Pricing for a turnover
Turnovers are priced from the same tables as every other clean, by square footage. A standard turnover is $220 for a home up to 1,999 sq ft, $275 for 2,000 to 2,499 sq ft and $330 for 2,500 to 2,999 sq ft. A deep clean is $220 up to 999 sq ft, $330 for 1,000 to 1,499 sq ft and $440 for 1,500 to 1,999 sq ft. Both full tables are on this page.
The number of bedrooms does not change the price. The minimum booking is 4 hours, so a small condo or studio turnover starts at $220. Weekly visits on a standing schedule are 15% off and every-other-week visits are 10% off, starting with the second visit.
- Example: a 1,600 sq ft rental, standard turnover with dishes and laundry and folding: $220 + $20 + $20 = $260
- Example: the same rental, deep clean before the season with inside fridge and oven: $440 + $45 + $45 = $530
Scheduling between guests
Guest calendars change, and the timing of a turnover depends on your check-out and check-in times. Call or text (813) 761-7600 with the address, square footage, the check-out date and time, and the next check-in. We will tell you what we can fit and confirm the visit.
A few practical points for owners and managers:
- Send the dates as early as you can; same-week requests depend on open slots
- We are closed on Sunday, so plan Sunday check-outs around that
- Rescheduling is free if you tell us by the day before
- A late cancellation is $50, so let us know as soon as a guest cancels
- Tell us how to get into the property and confirm access before the visit
- Tell us about pets if the rental allows them
What to send us for a quote
A turnover is easier to plan when we know the property before the first visit. Text or tell us:
- Address and square footage
- Number of bathrooms and whether there is a full kitchen, so we can plan the time
- Check-out and next check-in times
- Which extras you want on each turnover, for example dishes or laundry and folding
- Whether the property needs a deep clean first
- Any surface that needs a specific product, such as a wood-floor cleaner
