How we price a cleaning

Every price on this page comes from the Lilly Maids booking form at lilly-maids.com/booknow. We price by square footage and by the type of clean: standard, deep, or move-in and move-out. The square footage tells us how much floor, wall and surface there is to clean, and the type of clean tells us how much detail goes into each room.

The number of bedrooms and bathrooms does not change the price. A 1,800 sq ft home with three bedrooms and a 1,800 sq ft home with four bedrooms cost the same for the same type of clean. If you are not sure of your square footage, it is usually listed on the county property appraiser record, your lease or the listing for the home.

Standard cleaning prices

A standard clean is the visit we use for recurring service and for homes that are already in reasonable shape. It covers the kitchen (counters, sink, stovetop, outside of appliances, floors), bathrooms (toilet, shower and tub, sink, mirrors, floors), bedrooms and living areas (dusting, surfaces, vacuum and mop) and emptying trash.

Standard prices start at $220 for a home up to 1,999 sq ft and go up $55 for each additional 500 sq ft band:

  • Up to 1,999 sq ft: $220
  • 2,000 to 2,499 sq ft: $275
  • 2,500 to 2,999 sq ft: $330
  • 3,000 to 3,499 sq ft: $385
  • 3,500 to 3,999 sq ft: $440
  • 4,000 to 4,499 sq ft: $495
  • 4,500 to 4,999 sq ft: $550
  • 5,000 to 5,499 sq ft: $605

Deep cleaning and move-in or move-out prices

A deep clean includes everything in a standard clean plus the detail work: baseboards, door frames, light switches, ceiling fans, inside the microwave, outside of cabinets, behind and under movable furniture, and scrubbing of grout, tile and fixtures. Move-in and move-out cleans use the same price table. Because there is more work per square foot, the bands are smaller and the price rises faster:

  • Up to 999 sq ft: $220
  • 1,000 to 1,499 sq ft: $330
  • 1,500 to 1,999 sq ft: $440
  • 2,000 to 2,499 sq ft: $550
  • 2,500 to 2,999 sq ft: $660
  • 3,000 to 3,499 sq ft: $770
  • 3,500 to 3,999 sq ft: $880
  • 4,000 to 4,499 sq ft: $990
  • 4,500 to 4,999 sq ft: $1,100
  • 5,000 to 5,499 sq ft: $1,210

Recurring discounts, with a worked example

If you book a standing schedule, the discount depends on how often we come. Weekly visits are 15% off. Every-other-week visits are 10% off. Every-four-weeks visits and one-time visits are at the full price. The discount applies from the second visit; the first visit on a new weekly or every-other-week schedule is charged at the one-time price.

Here is what that means for a 1,800 sq ft home on a standard clean, which falls in the up-to-1,999 sq ft band at $220:

  • One-time standard clean: $220
  • Every four weeks: $220 per visit
  • Every other week: $198 per visit ($220 minus 10%)
  • Weekly: $187 per visit ($220 minus 15%)

The first visit is often a deep clean

Many homes that start a recurring schedule begin with a deep clean, because a standard visit is built to maintain a clean home, not to reset one. For the same 1,800 sq ft home, a deep clean is $440 (the 1,500 to 1,999 sq ft band). Weekly standard visits for that home are $187 once the discount applies. Ask when booking how the first deep clean and the schedule line up.

Whether you need the deep clean first depends on the state of the house. If it was professionally cleaned recently, a standard visit may be enough. Send a short note or a few photos and we will tell you which one makes sense.

Extras and what they cost

Some jobs are added per visit. Baseboards and ceiling fans are already included in a deep clean and cost extra only on a standard clean; the rest are extras on any clean. You choose them in the booking form or ask when you call:

  • Inside the fridge: $45
  • Inside the oven: $45
  • Inside cabinets: $45
  • Dishes: $20
  • Laundry and folding: $20
  • Organization: $30
  • Interior windows, home up to 2,000 sq ft: $55
  • Interior windows, home over 2,000 sq ft: $7 per window with blinds, $5 per window without blinds
  • Baseboards on a standard clean: $25 (included in a deep clean)
  • Sliding glass doors: $15 per door, both sides
  • Ceiling fans on a standard clean: $10 per fan (included in a deep clean)
  • Additional bed linen change: $15 per extra bed
  • Green cleaning products: no charge

Example with extras

Say the 1,800 sq ft home books a one-time deep clean before a family visit and wants the inside of the fridge, the inside of the oven and the interior windows. That is $440 for the deep clean, $45 for the fridge, $45 for the oven and $55 for the windows, for a total of $585.

Minimum booking and cancellations

The minimum booking is 4 hours, which is why the smallest price on either table is $220. A small apartment on a standard clean and a 1,900 sq ft house on a standard clean both start at that minimum.

Cancel or reschedule by the day before your visit. Rescheduling is free. A late cancellation carries a $50 fee, because by then the time slot is held for you and usually cannot be filled by someone else.

What changes the price and what does not

The things that move the price are few and all of them are listed above. Things that do not change it are just as useful to know:

  • Changes the price: square footage band, type of clean (standard, deep, move-in or move-out), visit frequency, extras you add
  • Does not change the price: the number of bedrooms, the number of bathrooms, which city in our area you live in, whether you choose green cleaning products

No. The price depends on square footage and the type of clean. Two homes of the same size cost the same regardless of how many bedrooms or bathrooms they have.

What is the cheapest cleaning you offer?

The minimum booking is 4 hours, which is $220. That covers a standard clean of a home up to 1,999 sq ft or a deep clean of a home up to 999 sq ft.

Do recurring discounts apply to monthly cleaning?

Visits every four weeks are at the one-time price, with no discount. Weekly visits are 15% off and every other week 10% off, starting with the second visit.

Is there a fee to cancel?

Only if you cancel late. Cancel or reschedule by the day before the visit and there is no charge; rescheduling is free. A late cancellation is $50.
