Empty-home cleaning across a big city
Tampa is the largest area on our route, and moves here come in every shape: a renter leaving a unit near Bruce B. Downs, a landlord turning a ranch house in Carrollwood, a seller in Westchase who needs the place ready for the buyer's walkthrough. The job is the same in each case. With the rooms cleared, we can reach the surfaces furniture hides the rest of the year.
Our base is in Wesley Chapel, so drive time depends on where you are. New Tampa and Tampa Palms are close, Carrollwood and Temple Terrace take a little longer, and Westchase, Hyde Park and Seminole Heights sit at the far end, roughly twenty to forty minutes out. South of Gandy or on the beaches, send your ZIP code first and we will tell you plainly whether the date works.
A downtown-adjacent apartment, a Tampa Palms townhouse and a Westchase single-family home each take a different amount of time, which is why we ask for square footage and the neighborhood before quoting. Tell us whether you are the tenant, the owner or the agent, and whether someone will let us in or the property manager is handling access.

What a move-out clean covers
The checklist starts where landlords and property managers look first: the kitchen and bathrooms. Inside drawers and closets are wiped, window sills and tracks are cleared, blinds and light fixtures are dusted, baseboards are done, walls are spot-cleaned, and every floor is vacuumed and mopped on the way out the door.
Inside the refrigerator, inside the oven and inside the cabinets are separate items on our booking form at $45 each. Many tenants add all three, because those are places an inspector may open. Interior windows are $55 for a home up to 2,000 sq ft.
Older Tampa homes need their own approach. Terrazzo and original tile in Carrollwood and Temple Terrace ranch houses get a wet mop and grout scrubbing. Wood floors in Seminole Heights and Hyde Park bungalows are dry-dusted and damp-mopped with a sealed-wood cleaner, never soaked, and the detailed trim in those houses takes extra time on sills and baseboards.
Popcorn ceilings, common in the 1970s and 1980s ranch houses, are not scraped or washed, but we dust the fixtures and vents beneath them. In newer New Tampa and Westchase builds with big kitchens, most of the time goes into the kitchen and the long tile runs, and the sliding door track to the lanai gets cleared so the slider runs freely for the next occupant.
Price by square footage
We do not price by bedrooms or bathrooms. A move-in or move-out clean uses our deep-clean rates: $220 up to 999 sq ft, $330 for 1,000 to 1,499 sq ft and $440 for 1,500 to 1,999 sq ft. A one-bedroom apartment usually lands in the first row, while a three-bedroom house in New Tampa or Westchase often lands further down the table below.
Bookings have a four-hour minimum. Rescheduling is free, but please cancel or move the visit by the day before; later cancellations carry a $50 fee. We do not work on Sundays.
Getting the timing right
Put the inspection, closing or move date in the form. The unit should be empty, with water and power still on, since we cannot clean without either. Schedule us before the utilities are shut off, not after.
If your property manager gave you a written checklist, send it with the booking and we will work from it. Carpet shampooing and exterior windows are not included, and we flag anything else outside the clean before the visit so there are no surprises. The landlord decides on the deposit; our part is covering everything on their list that a move-out clean includes.

Do you do move-out cleans in South Tampa?
Hyde Park and Seminole Heights are on our regular route. For addresses south of Gandy Boulevard or on the beaches, send your ZIP code and date first and we will confirm before you book.
I am renting a condo near USF. How is the price figured?

Can you clean wood floors in an older Tampa bungalow before I hand it back?
Yes. Sealed wood is dry-dusted and damp-mopped with a cleaner made for it, never soaked. Tile and terrazzo get a wet mop and grout scrubbing instead.
How far ahead should I book a Tampa move-out clean?
As soon as you know the inspection or closing date. Changes and cancellations need to reach us by the day before to avoid the $50 late cancellation fee.
