Selling a house in Lutz
Lutz has fewer rentals than the neighboring communities, so most of our move cleans here are for owners who are selling. Agents usually ask for two visits: a deep clean before listing photos, while the furniture is still in, and a move-out clean after the movers leave so the buyer walks into an empty, clean house.
The second visit is the one this page covers. With rooms cleared, we clean inside closets and drawers, wipe baseboards that were behind dressers for years, dust blinds and light fixtures, clear window sills and tracks, spot-clean walls and finish with every floor.

Well water, big lots and high ceilings
Lutz houses vary more than most. Some sit on acre lots near the lakes, others are in gated golf communities like Cheval and Heritage Harbor, and newer subdivisions line SR-54 and Van Dyke Road. Each type adds something to an empty-home clean.
Homes on well water leave calcium and iron spots on faucets, shower glass and toilets, so we include a descaling pass in a move-out clean. Larger older houses mean more windows and longer runs of baseboard. The 1990s and 2000s homes in the golf communities usually have high ceilings and a fan in every room, and fans are one of the first things a buyer notices when they look up in an empty room.
Screened lanais are common, and the oaks around Lutz drop pollen on the furniture, the sills and the sliding door track all year. The lanai itself is not part of a move-out clean, which covers the inside of the house, but the sliding door track and the window sills inside are cleared as part of it.
What it costs
Bedrooms and bathrooms do not change the price. Square footage does. Move cleans use the deep-clean table: $440 for 1,500 to 1,999 sq ft, $550 for 2,000 to 2,499 sq ft and $660 for 2,500 to 2,999 sq ft. Larger lakefront and golf-course homes continue in the table below.
Add the inside of the refrigerator, the oven or the cabinets for $45 each. Interior windows are $55 up to 2,000 sq ft and priced per window above that, which matters in a Lutz house with many windows. There is a four-hour minimum per booking.
If you are buying in Lutz rather than selling, the same table applies to a move-in clean. Many buyers book it for the day after closing so the drawers and closets are clean before they unpack.
Booking around a closing
Send the closing or walkthrough date with the form. Keep the water and power on until we are done. If the date moves, text us and we move the visit; there is no charge for rescheduling when it is done by the day before. Later cancellations carry a $50 fee, and we are closed on Sundays.
