Two kinds of moves we see here
Wesley Chapel has a steady stream of moves for two reasons. New construction closes month after month in communities like Epperson, Watergrass and Union Park, and rental homes turn over with the school year. That gives us two very different empty-home jobs: a brand-new house full of builder dust, and a lived-in rental that has to pass a property manager's walkthrough.
Being local helps with both. Our team starts the day in 33544, so getting to Seven Oaks, Meadow Pointe or Estancia does not eat into the visit, and a date that shifts by a day is easier to absorb than it would be across the bay.

What's included in move-in / move-out cleaning

Handing a rental back
Tenants leaving a Wesley Chapel rental usually face the same inspection: the inspector opens the oven, the fridge and the kitchen cabinets, then checks the bathrooms, then looks at floors and baseboards. We clean the bathrooms, floors and baseboards with that in mind. Drawers and closets are wiped out, sills and window tracks are cleared, blinds are dusted, walls are spot-cleaned, and the tile and plank floors are mopped last.
Inside the fridge, oven and cabinets are add-ons at $45 each on the booking form. We cannot promise what a landlord will decide about a deposit, but everything a move-out clean includes gets done.
Getting a new build ready
A new house looks clean on the closing day, but it rarely is. Fine drywall and grout dust sits on top of cabinets, inside drawers, in vents and in every window track, and it settles on the floors again a day after anyone sweeps. The move-in clean takes that off before boxes and furniture cover it up.
Most homes here have open floor plans with large kitchen islands, two or three full bathrooms, tile or luxury vinyl plank and a lanai. Plank floors get a neutral cleaner and a damp mop, so they dry without haze. Interior windows can be added for $55 in a home up to 2,000 sq ft.
Screened lanais in these communities collect pollen and dust year-round. In an empty house, the sliding door track and the sills beside it are easy to clear, so we include them before the floors. The lanai, the garage and exterior windows are not part of the clean.
Cost and booking
Price depends only on square footage. A move clean is billed at the deep-clean rate: $440 for 1,500 to 1,999 sq ft, $550 for 2,000 to 2,499 sq ft and $660 for 2,500 to 2,999 sq ft, which covers most of the single-family homes in these communities. Smaller townhouses fall into the lower rows of the table below.
The home needs to be empty, with water and electricity on. There is a four-hour minimum, we are closed on Sundays, and changes are free when made by the day before. Later cancellations cost $50. You can pay by card, Zelle, Venmo, PayPal, Cash App, check or cash.

Should a brand-new house get a move-in clean before we move in?
Yes. Builder dust sits in vents, on cabinet tops, inside drawers and in window tracks. It is much easier to remove before the furniture arrives.
My lease ends with the school year. When should I book?
Book once you have the move-out inspection date. Summer turnover is busy, and changes or cancellations need to reach us by the day before.
Can I use you for both the old place and the new one?
Yes. Book two visits, one move-out and one move-in, each priced by its own square footage.
