Two kinds of Land O' Lakes homes
Land O' Lakes is growing as fast as Wesley Chapel next door, and it is fifteen to twenty minutes from our base along SR-54 and US-41. Connerton, Bexley, Ballantrae, Oakstead and Asbel Estates keep adding new homes, while Lake Padgett and Lake Thomas have older houses on wide lakefront lots.
The recurring checklist is the same for both, but what takes the time differs. In the new builds it is large-format tile and luxury vinyl plank across open rooms. By the lakes it is sand and pollen carried in from outside and bathrooms that stay damp in the humidity, which makes a weekly visit worth considering for a lakefront house. Each recurring visit cleans the shower, tub, sink and mirrors in every bathroom, so soap film and mildew spots do not get a foothold during the humid months.

Clear the builder dust first
If you closed on a new home in the last few months, builder dust is still in the vents, on top of the cabinets and in the window tracks. A routine visit is not designed to reach those spots. Start with a deep clean or, if you have not moved in yet, a move-in clean between the final walkthrough and the movers. Once that layer is gone, recurring visits keep the house at that level.
On plank and large tile we vacuum or dry mop first, then damp mop with a neutral cleaner. We use no steam and no wax, since both can haze or damage the finish. If you have a preferred product for a particular floor or countertop, tell us in the form and we will confirm it before the first visit.
What you pay per visit
Pricing is by square footage. Under 2,000 sq ft, a standard clean is $220 one time, $198 every other week and $187 weekly. For a 2,500 to 2,999 sq ft home the one-time price is $330 and every other week is $297, with weekly visits 15% off the one-time price. Every 4 weeks is billed at the one-time rate, and each booking is at least four hours. The weekly and every-other-week discounts take effect from your second visit.
A mid-size home of 2,000 to 2,499 sq ft falls between those two: $275 one time, $247.50 every other week and $233.75 weekly. Square footage is the only size factor, so a four-bedroom plan and a three-bedroom plan of the same size pay the same.
Changing a visit is simple. Rescheduling is free if you tell us by the day before; after that a cancellation costs $50. We are closed on Sundays. Pay by card, Zelle, Venmo, PayPal, Apple Pay, check, cash or several other methods.
Each visit, room by room
Kitchen: counters, sink, stovetop, the outside of the appliances and the floor. Bathrooms: toilet, shower and tub, sink, mirrors and floor. Bedrooms and living areas: dusting, surfaces, vacuuming and mopping. The trash is emptied, and beds are made if you want them made.
You can add inside the fridge, inside the oven or inside cabinets for $45 each, add dishes or laundry with folding for $20 each, and ask for green cleaning products at no extra charge. Lilly Maids is background checked on Thumbtack and has been hired there 222 times.
